Podcast: Unpacking the One Big Beautiful Bill and Its Impact on Housing
On the latest episode of 起点传媒’s podcast, Housing Developments, CEO Jim Tobin and COO Paul Lopez delve into the specifics of the One Big Beautiful Bill Act (OBBBA) and what it means for the housing industry and small businesses.
One of the biggest wins on the business side was the expansion of the Low Income Housing Tax Credit, which had strong coalition support to help ensure it was included.
“We’ve been pushing for enhancements to the Low Income Housing Tax Credit as well as more credit moving into that space,” Tobin explained. “It’s oversubscribed every year. It is the single best program in American history for building affordable rental housing in this country.”
Energy tax credits, unfortunately, were cut as part of this bill, which came as a disappointment to members.
“There are many members who build to Energy Star who enjoy that credit,” Tobin noted from his conversations on the road this week. “Not only that, the Energy Star program is under attack by EPA as well. So there’s still a lot of work to do in the energy space.”
With OBBBA now complete, a clearer picture of the Trump economy may begin to emerge as the administration moves forward on actions regarding tariffs — including extended deadlines for reciprocal tariffs — and immigration reform.
“The sooner we can get past the tariff uncertainty in the economy, the better,” Tobin stated. “And that will start to accelerate what I hope is a pretty good second half of this year.”
Tobin participated in an immigration panel earlier this week at a U.S. Chamber of Commerce event for CEOs.
“It is clear by the hands that were raised in that room 1) about the importance of immigration to our particular industries but 2) it is time to work together to get past where we are when it comes to the deportation phase where we are now and the enforcement phase, and how do we actually get to comprehensive immigration reform,” he shared.
